Know what your inspector is checking โ and what to ask about when they find issues.

Exterior & Foundation
- โFoundation cracks (horizontal = serious, vertical/diagonal = monitor)
- โGrading slopes away from foundation (1 inch per foot for 6 feet)
- โGutters and downspouts: attached, clear, extend 4+ feet from foundation
- โDriveway and walkway condition
- โDeck/porch: ledger board, posts, footings, railings
- โGarage: door auto-reverse, GFCI outlets, fire separation from living space
- โSiding condition: rot, gaps, missing sections
- โWindow and door caulking

Roof
- โEstimated remaining life of roofing material
- โMissing, curling, or cracked shingles
- โFlashing at chimneys, valleys, skylights, and penetrations
- โGutters: rust, holes, proper slope, secure attachment
- โChimney: crown, cap, mortar joints, liner
- โAttic: ventilation ratio, insulation R-value, signs of water intrusion or ice dams

Electrical
- โPanel: capacity (100A minimum, 200A recommended), no double-tapped breakers
- โGFCI protection: all bathrooms, kitchen counters, garage, exterior, basement
- โAFCI protection: bedrooms (required in newer homes)
- โSmoke detectors: within 15 feet of bedrooms, on each floor
- โCarbon monoxide detectors: near sleeping areas, per local code
- โNo knob-and-tube or aluminum wiring (safety hazards)
- โAll outlets grounded and functional

Plumbing
- โWater pressure: 40โ80 PSI (test at exterior hose bib)
- โWater heater: age (10โ12 yr lifespan), TPR valve, expansion tank if needed
- โNo lead or galvanized supply pipes (replacement priority)
- โDrain slope: 1/4 inch per foot minimum
- โVisible leaks under sinks, around toilets, at water heater
- โShut-off valves: operational at each fixture and main
- โSewer clean-out access present

HVAC
- โFurnace/heat pump age and condition (15โ20 yr lifespan)
- โAC age and condition (10โ15 yr lifespan)
- โFilter condition
- โDuctwork: insulated in unconditioned space, no visible leaks or damage
- โRegisters: adequate supply and return airflow in each room
- โCombustion air supply for gas appliances
- โExhaust fans: bathroom and kitchen vented to exterior (not just attic)

Interior
- โCeilings: water stains, cracks, signs of active leaks
- โWalls: cracks, moisture, efflorescence in basement
- โFloors: soft spots (rot/subfloor damage), uneven areas
- โStaircase: handrails secure, spindles 4 inches or less apart
- โWindows: operate, latch, fog between panes (failed seal)
- โDoors: operate and latch properly, weatherstripping
- โBathroom: tub/shower caulking, tile grout, toilet secure to floor
